Purchase of a major shopping center in Seguin by the commercial real estate investment team – Corridor News

SEGUIN — Houston-based commercial real estate investment group PBC Interests, led by Joan Collum and Stephen Pheigaru, has purchased the Seguin Crossroads Shopping Center at 1500 E. Court Street in Seguin, Texas, their second commercial acquisition during the COVID-19 pandemic.

Built in 1985, plans are being finalized to redevelop the 126,000 square foot regional mall to include painting the exterior, new lighting, reconfiguring the parking lot layout and signage strips for tenants. At the time of purchase, the Center’s occupancy rate was 32%. Currently, PBC Interests is in discussions with national, regional and local tenants and expects the redevelopment to be completed and tenants to open in the spring of 2023. Charles Blaschke and Logan Havel of the Houston office of Edge Realty Partners are actively marketing on behalf of CBP Interests.

The center is located close to retailers such as HEB and Walmart, as well as large employers such as Guadalupe Regional Medical Center, Alamo Group, and Seguin ISD Seguin has always been a stand-alone market, but with this redevelopment and national users offered soft goods that fill the old Bealls on the west side of State Highway 123, Seguin has become a target for more retailers Our initial conversations with the City of Seguin and EDC of Seguin on this project have been very positive and we look forward to working with the folks at Seguin for many years to come.

Located in the heart of Seguin’s main retail node, the Seguin Crossroads Shopping Center provides excellent visibility to the over 20,000 vehicles that pass through the center’s frontage daily along the 123 Bypass. excellent access with multiple entry points at lighted intersections.

Major area retailers near the center include Tractor Supply Co., Walgreens, CVS, Office Depot, Planet Fitness, Pet Supplies Plus, Whataburger and more. Anchor, junior anchor and small shop charter opportunities are currently available.

The town’s booming residential activity, coupled with new jobs being created in the area, makes Seguin a prime location for retailers looking to grow and expand. The population of the Seguin Retail Area is over 120,000 and serves as a retail hub for parts of Guadalupe, Gonzales, and Wilson counties.

Seguin remains one of the only major retail stops between San Antonio and Houston on the Interstate 10 corridor.
